A standard buyer pays £2,500 stamp duty on a £250,000 property in England 2026/27 (0% on first £125,000 = £0, 2% on next £125,000 = £2,500). A first-time buyer pays £0 as the property is below the £300,000 FTB threshold.
How much stamp duty on a £400,000 house UK 2026?
A standard buyer pays £10,000 on a £400,000 property (0% on £125k = £0, 2% on next £125k = £2,500, 5% on remaining £150k = £7,500 · total £10,000). A first-time buyer pays £5,000 (5% on the £100,000 above the £300,000 threshold).
Do I pay stamp duty when buying a second home?
Yes · second homes and buy-to-let properties in England attract a 3% surcharge on top of standard rates since October 2024. On a £300,000 second home, standard SDLT would be £5,000, rising to £14,000 with the surcharge.
